Spain’s New Rental Law is Here — What It Means for Costa del Sol Property Owners

As of 1 July 2025, a major change in Spanish rental legislation has come into force — and it’s set to impact thousands of property owners across the Costa del Sol. Whether you're renting your property for short stays on Airbnb or offering seasonal lets while you’re away, this new law is something you can’t afford to ignore.

What’s Changed?

Spain has introduced a national registry for short-term and seasonal rentals under Royal Decree 1312/2024, which is now mandatory across the country.

If you're renting your property on a short-term basis (under 60 days), you must:

  • Register your property with Spain’s new digital registry for short-term rentals.

  • Receive a unique registration number (NRA/NRU) from the government.

  • Display this number on all advertisements (Airbnb, Booking, social media, etc.).

  • Ensure your rental complies with regional regulations, which still apply on top of the national law.

Failure to comply could lead to fines of up to €500,000 and the removal of your listings within 48 hours.

  • Rent it out for holidays,

  • Offer it as a seasonal or short-term rental,
